Given the size of the site and its development potential, the project can be understood architecturally as a single cohesive composition, although in practical terms it consists of two independent villas. The design responds to the site's natural characteristics, making full use of its sloping terrain, elevated position, and the panoramic views it offers. Both houses share the same architectural language, volumetric composition, and material palette, giving the development a coherent identity and an appropriate scale.
The design concept ensures that each villa has its own separate entrance, on-site parking, private garden with the option of a swimming pool, and the highest level of privacy that the location can provide. Each house also features a rooftop terrace positioned above the surrounding development, including the apartment buildings located to the northeast of the site, allowing for unobstructed views of the surrounding landscape. The two buildings are vertically offset by one storey, an arrangement that preserves the privacy of the individual gardens, which function as natural extensions of the main living spaces.
The lower villa features a two-car garage, entrance hall, and the private (night) zone of the house—including bedrooms, bathrooms, and walk-in wardrobes—on the entrance level accessed from the street. This private zone continues onto the uppermost floor. The main living area is located one level below, directly connected to the garden, and includes the living room, kitchen, dining area, a small wellness area, and a utility room.
The upper villa contains a two-car garage, entrance, foyer, and the main living area on the entrance level, with direct access to the garden. The upper floors accommodate the private sleeping quarters. The top floor includes a study/guest room that can also function as a self-contained guest apartment. The basement houses the building's technical facilities, together with a small wellness area and fitness room.
With its minimalist architectural expression, carefully considered scale, and well-balanced functional layout, the project complements and enhances the character of its surroundings, contributing positively to the quality of the local environment.
