The project proposes the development of attractive residential apartment buildings at a reasonable cost within the existing site of warehouse buildings and ceramic retail premises.

An equally important objective is to improve the existing environment and create a welcoming public space that encourages interaction among future residents.

The proposal consists of three residential apartment buildings. Each building will have four above-ground floors, with a recessed fifth floor designed so that its gross floor area does not exceed 50% of the building footprint. Apartments on the ground floor will each have a private garden, providing a buffer between the residential units and the public realm.

The location and height of the buildings respect the surrounding development, while the massing has been carefully designed to minimize any adverse impact on neighbouring properties.

The three residential buildings share a common floor plan concept and consistent proportions. The architectural design is based on simplicity and clarity. The buildings are conceived as almost cubic volumes, with symmetrical proportions and a straightforward rhythmic arrangement across the site. In contrast to the symmetry of the building forms, the placement of windows and loggias appears deliberately irregular across the façades. In reality, their positioning directly reflects and supports the internal layout of the apartments. The fifth and uppermost floor is recessed and occupies only 50% of the floor area of the level below.
